Too many investors are drawn into tax deed sales, foreclosure auctions, condominium lien sales, and distressed property opportunities without fully understanding what they are actually purchasing. What appears to be a great deal can quickly become an expensive lesson when the buyer later discovers they acquired only a junior interest, subordinate lien position, or limited claim against the property rather than clear ownership of the real estate itself. We routinely see investors:
